Introduction

Kingston House is a Five Bedroom Victorian Bed and Breakfast which is situated just a mile from the town centre of Torquay. The Guest Sitting Room and Dining Room are located on the ground floor along with one of the bedrooms. There is a flight of stairs consisting of 15 steps that lead to the first floor landing and another one of the bedrooms. Then there is a further 5 stairs that lead to the 3 remaining bedrooms.

Pre-Arrival

We are located on Avenue Road. The main train station is Torquay which is 1.5 kilometre away and there is also a smaller station called Torre station which is 400 metres away.

The closest bus stop is 400 metres away opposite Torre station where you can get the number 12 bus into the town centre and harbour.

Arrival and Car Parking Facilities

Kingston House has its own private car park which has enough spaces for 5 cars. The surface of the car park is tarmac and is in very good order. There is a small incline plus 2 steps from the car park to the main entrance. The gardens have been recently replanted and the outside has been repainted.

Assistance with luggage is offered to all guests on arrival.

Main Entrance to Vestibule and Hallway

The Main Entrance to the Bed and Breakfast is 90cm wide and has a step up of 12cm. This leads into the Vestibule which has a Coir mat for inclement weather and wall lighting and a lamp for illumination. The Vestibule then leads into the Hallway via a door which is 88cm wide. The Hallway has a main ceiling light and a desk lamp to provide illumination.

Public Areas

The first doorway right off the Hallway leads into the Guest Sitting Room via a door which is 88cm wide. In the Guest Sitting Room (which is 20m2) you will find high quality furniture consisting of 2 large Laura Ashley sofas, 2 leather Laura Ashley chairs, 1 seater Laura Ashley low stool, a large plasma television and Multi York wooden coffee tables, television cabinet and bookcase. In the Hallway are situated two occasional tables which hold a visitors book and leaflets for restaurants and taxis.

Dining Room

Access to the Dining Room is via a door at the end of the Hallway which is 88cm wide; here you turn left into a small area that is illuminated by a ceiling light and holds an occasional table and shelf. There is no adequate turnaround for wheelchairs / walking frames. This area is used for guests to register on arrival and to check out on departure. The dining room is through the next doorway with a step down. The doorway is 88cm wide and the step down is 17cm. In the Dining Room (which is 16m2) you have 5 tables laid out in pairs with Lloyd Loom chairs. Access to the garden is via a pair of French Doors which are 88cm wide and a step up of 13cm.

Stairs

On the left hand side of the Hallway there are 15 stairs leading to the first floor landing. Each stair is 17cm in height and the balustrade is 90cm in height there are 2 wall lights going up the stairs which provide extra illumination if required. From the landing there is a further 5 stairs leading onto bedrooms 3, 4 and 5. There is a bureau on the landing with 2 lamps and a wall light on the landing which provide extra illumination if required. The 2 bureau lamps remain on during the night. These stairs are also 17cm in height with the balustrade also being 90cm in height.

Bedrooms

Room 1(18m2) is located of the second doorway on the right on the ground floor. The door is 88cm wide. This double room has a 6 foot bed and is 60cm high. This double bedroom has a 6 foot bed and is 65 cm high. The en-suite has a shower in a cubicle which is 80cm wide by a metre long, it has a high quality glass in-fold door which is 80cm wide and has a step over into the shower. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.

Although Bedroom 1 is located on the ground floor the room would not be suitable for wheel chair / walking frame access as the en-suite has a step over into the shower (there are no hand rails or seating facilities in the shower) and there is no adequate turn-around for wheelchairs / walking frames.

Room 2 (14m2) is located on the first floor landing and access is gained via a doorway that is 86cm wide. This double bedroom has a 5 foot bed and is 60 cm high. The en-suite has an electric shower in a cubicle which is 80cm wide by a metre long, it has a high quality glass in-fold door which is 80cm wide and has a step up of 17cm. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.

This room would not be suitable for wheelchair / walking frame access as the en-suite has a high step over into the shower and is located on the first floor.

Room 3 (18m2) is located of the first floor landing via a further 5 steps. Access is gained via a doorway that is 86cm wide. This double bedroom has a 6 foot bed and is 65 cm high. The en-suite has a shower in a cubicle which is 80cm wide by a metre long, it has a high quality glass in-fold door which is 80cm wide and has a step over into the shower. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.

This room would not be suitable for wheelchair / walking frame access as the en-suite has a high step over into the shower and is located on the first floor.

Room 4 (19.5m2) is located of the first floor landing via a further 5 steps. Access is gained via a doorway that is 86cm wide. The double bedroom has a 6 foot bed and is 60cm high. The en-suite has a shower which is 120cm wide by 80cm, with a step up of 27cm. It has a glass panel sliding door with an entrance of 48cm wide. The wall mounted shower controls are 120cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.

This room would not be suitable for wheelchair / walking frame access as the en-suite has a step up and is located on the first floor.

Room 5 (13m2) is located of the first floor landing via a further 5 steps. Access is gained via a doorway that is 81cm wide. This room has a dual aspect. The double bedroom has a 5 foot bed and is 60cm high. The en-suite has a shower which is 120cm wide by 80cm, with a step up of 10cm. It has a glass panel sliding door with an entrance of 48cm wide. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor. This en-suite has an obscured window fitted with a safety opening device.

This room would not be suitable for wheelchair / walking frame access as the en-suite has a step over into the shower and is located on the first floor.

All rooms have 32in flat screen Smart Internet enabled Televisions (with Freeview) and all have remote controls. .

All rooms have good hairdryers.

All rooms have digital radio alarm clocks.

All en-suites have high quality toiletries.

All rooms have good quality towels and Egyptian Cotton bed linen.

All rooms have Luxury handcrafted mattresses and Divans made by Harrison Spinks.

All rooms have tea and coffee making facilities with beverages replenished daily.

All rooms have a mini fridge (silent) that has fresh milk supplied every day. Glass bottles of still and sparkling water is provided in each room. Complimentary hand-made Cockington chocolates in all guest rooms upon arrival.

There is an iron and ironing board available upon request.

Additional Information

We have an Emergency fire and lighting system throughout the building.

All windows in guest bedrooms have been fitted with safety opening devices.

Free Wireless Internet Access is accessible throughout the building.

We are happy to cater for any special dietary requirements for guests with prior notice.

There is a small courtyard garden which has been re-landscaped where guests can sit and enjoy Summer days on the patio where garden tables and chairs are situated. Access is through the back double wooden gates from the front door, or through the French doors via the Guest Dining Room.

Improvements Carried Out

We have completed a major refurbishment programme and all guest bedrooms have been refurnished and redecorated to a high standard. The infrastructure has been upgraded ie rewiring, re-plumbing and newly plastered. Public areas ie hallway, landings, stairs, vestibule and guest bedrooms have been refurbished and there are new en-suite bathrooms in all guest rooms.

New carpet has been fitted throughout, with a 6mm ply base and good quality underlay which aids comfort and sound-proofing.
Victorian tiles floor tiles have been laid in the Vestibule in keeping with the character and period of the house. There is an umbrella rack holding 5 full-size umbrellas for guest’s use.

All rooms have wooden wardrobes with hangers (including padded hangers) and a folding luggage rack and new Televisions. Radiators are housed in decorative covers.

Rooms 1, 3 and 4 have the following Laura Ashley (Rosalind) furniture consisting of: 2 bedside cabinets, over bed lighting, ceiling fan lights, 1 chest of drawers, 1 dressing table and stool with mirror, 2 comfortable chairs, and curtains with black-out lining.
Rooms 2 and 5 have the following Laura Ashley (Arielle) mirrored furniture consisting of: 2 bedside cabinets, over bed lighting, dim-able ceiling spot lights, 1 chest of drawers, 1 dressing table and stool with mirror, 1 comfortable chair, and curtains with black-out lining.
All rooms have Luxury Handcrafted Mattresses and Divans made by Harrison Spinks (3 x Super King (6 Foot / 180cm) and 2 x King size (5 Foot / 150cm).

Curtains in guest bedrooms have been replaced with good quality fabric and black-out linings.
The window in the en-suite bathroom in Room 5 has been ‘obscured’ and also has a good quality roller blind installed for further privacy.

Future Plans and Improvements

Kingston House is a 5 Star Gold Award Bed and Breakfast. We have completed the full refurbishment of guest, public and private areas. We have also repainted the outside of the building and have new signage on the front of Kingston House, including signs for both the AA and Visit England. Our aim is to continually look at ways to enhance and maintain the standard we have set ourselves for the benefit, safety and comfort of our guests.

Any additional/maintenance work will be done at non busy periods so no disturbance will be caused to the guests.

All rooms have new Luxury Handcrafted Mattresses and Divans made by Harrison Spinks in April 2016. (3 x Super King (6 Foot / 180cm) and 2 x King size (5 Foot / 150cm)).

We have also refurbished the Kitchen and Utility area to make a larger and more practical working space with air-conditioning in the Kitchen. We have again re-decorated the guest Dining Room.

We are also investigating feasible ways to enlarge the car park (again this would entail building work).
