Introduction to the House
Kingston House is a 5-star rated bed & breakfast in the English Riviera, which is situated just a mile from the town centre of Torquay. Our resident only lounge and bar are located on the ground floor along with a bedroom named Seagrass. There is a flight of stairs consisting of 15 steps that lead to the first floor landing and another one of our guest rooms. Then there is a further 5 steps that lead to the 3 remaining guest rooms.

We are located on Avenue Road. The main train station is Torquay which is 1.5 kilometers away and there is also a smaller station called Torre station which is only 400 Meters away.
The closest bus stop is 400 metres away opposite Torre station where you can get the number 12 bus into the town centre, harbour and marina.

Park and unwind
Kingston House has its own private car park which has enough space for 5 cars. The surface of the car park is tarmac. There is a small incline plus 2 steps from the car park to the main entrance.
Entrance and Hallway
The main entrance to Kingston House is 90cm wide and has a step up of 12cm. This leads into the porch, which has a coir mat, wall lighting and a fascinating display cabinet containing all sorts of memorabilia for your interest. The porch then leads into the main hallway via a door which is 88cm wide. Immediately to the left we have a small rest room. The main entrance hallway has a bright ceiling light and table lamp providing sufficient illumination.
Our guest areas
The first doorway right off the hallway leads into our resident only lounge/bar via a door which is 88cm wide. In the lounge/bar area (which is 20m2) you will find an assortment of furniture consisting of 2 large Laura Ashley sofas, 1 leather Laura Ashley chair, 2 bar stools, a 55" Sony Bravia TV, an authentic Hong Kong made coffee table and a bookcase with games available for your use. In the hallway are situated two occasional tables with a standard lamp and a ship’s brass navigation light.
Dining Room
Access to the dining room is via a half glass door at the end of the hallway which is 88cm wide; here you turn left into a small area that is illuminated by a ceiling light.
The dining room is through the next doorway with a step down. The doorway is 88cm wide and the step down is 17cm. In the dining room (which is 16m2) we have 5 tables laid out in preparation for your breakfast visit, with rattan chairs for your comfort. Access to the courtyard is via a pair of French doors which are 88cm wide and a step up of 13cm.
Stairway to Heaven
As you enter Kingston House, to the left hand side of the hallway there are 15 Steps leading to the first floor landing. Here is Driftwood: Room 2.
Each step is 17cm in height and the bannister rail is 90cm in height. There are wall lights going up the stairs, which provide extra light if required. However, there is an additional bureau on the first landing with 2 lamps and also a ceiling light, which provide sufficient illumination. The 2 bureau lamps remain on during the night until around 11.30 p.m. From the first landing there are a further 5 steps leading to Palms: Room 3, Pebbles: Room 4 and Marina: Room 5. These steps are also 17cm in height with the bannister rail also being 90cm in height.
Bedrooms
Seagrass (18m2) is located of the second doorway on the right on the ground floor. The door is 88cm wide. This double room has a 6 foot bed and is 60cm high. This double bedroom has a 6 foot bed and is 65 cm high. The en-suite has a power shower in a cubicle which is 80cm wide by a metre long, it has a high quality glass in-fold door which is 80cm wide and has a step over into the shower. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.
Although Seagrass is located on the ground floor the room would not be suitable for wheel chair/walking frame access as the en-suite has a step over into the shower (there are no hand rails or seating facilities in the shower) and there is no adequate turn-around for wheelchairs/walking frames.
Driftwood (14m2) is located on the first floor landing and access is gained via a doorway that is 86cm wide. This double bedroom has a 5 foot bed and is 60 cm high. The en-suite has an electric shower in a cubicle which is 80cm wide by a metre long, it has a high quality glass in-fold door which is 80cm wide and has a step up of 17cm. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.
This room would not be suitable for wheelchair/walking frame access as the en-suite has a high step over into the shower and is located on the first floor.
Palms (18m2) is located of the first floor landing via a further 5 steps. Access is gained via a doorway that is 86cm wide. This double bedroom has a 6 foot bed and is 65 cm high. The en-suite has a power shower in a cubicle which is 80cm wide by a metre long, it has a high quality glass in-fold door which is 80cm wide and has a step over into the shower. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.
This room would not be suitable for wheelchair/walking frame access as the en-suite has a high step over into the shower and is located on the first floor.
Pebbles (19.5m2) is located of the first floor landing via a further 5 steps. Access is gained via a doorway that is 86cm wide. The double bedroom has a 6 foot bed and is 60cm high. The en-suite has a power shower, which is 120cm wide by 80cm, with a step up of 27cm. It has a glass panel sliding door with an entrance of 48cm wide. The wall mounted shower controls are 120cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor.
This room would not be suitable for wheelchair/walking frame access as the en-suite has a step up and is located on the first floor.
Marina (13m2) is located of the first floor landing via a further 5 steps. Access is gained via a doorway that is 81cm wide. This room has a dual aspect. The double bedroom has a 5 foot bed and is 60cm high. The en-suite has a shower which is 120cm wide by 80cm, with a step up of 10cm. It has a glass panel sliding door with an entrance of 48cm wide. The wall mounted shower controls are 140cm from the shower floor. The en-suite is fully tiled, including the floor which has under-floor heating. There is a heated towel rail and a LED-lit heated wall mirror which is 130cm from the floor. This en-suite has an obscured window fitted with a safety opening device.
This room would not be suitable for wheelchair/walking frame access as the en-suite has a step over into the shower and is located on the first floor.
Room Facilities
All rooms have wall mounted 32in flat screen smart internet enabled TV's with Freeview and Netflix and all have remote controls.
All rooms have good hairdryers.
All rooms have digital radio alarm clocks.
All en-suites have high quality toiletries.
All rooms have good quality towels and Egyptian cotton bed linen.
All rooms have luxurious handcrafted mattresses and divans made by Harrison Spinks.
All rooms have tea and coffee making facilities.
All rooms have a mini fridge/bar (silent) that has fresh milk supplied every day. Glass bottles of still and sparkling water is provided in each room on arrival. The fridges also contain alcoholic/non alcoholic beverages and room snacks for your consumption.The tariff is in the room.
Complimentary hand-made Cockington chocolates in all guest rooms upon arrival.
There is an iron and ironing board, bathrobes and slippers available upon request.
Additional Information
We have an Emergency fire and lighting system throughout the building.
All windows in guest bedrooms have been fitted with safety opening devices.
Free ultra-fast Wi-Fi access is available throughout the building.
We are happy to cater for any special dietary requirements for guests with prior notice. (Alli is a Vegan specialist, so please speak to her).
There is a small courtyard, where guests can sit and enjoy summer days and evenings. Access is gained as you continue past the front door, or through the French doors via the breakfast room.
